R.C.C. FRAMED STRUCTURE :
- Steel
TMT bars of steel grade Fe-415 shall be used as per structural design.
- Concrete of grade M20 and M25 shall be used as per structural design for all R.C.C works
- C.C Bed of grade 1: 4: 8 below footings on hard gravel with 40mm metal
1: 3: 6 below footings on sheet Rock with 20mm metal
- Flat Slab for show room and office Areas.
Super Structure :
- Providing and constructing Brick/Solid Block for 6" thick walls out side and 4.5" thick walls inside till R.C.C slab lvl in superstructure using in cement mortar 1:4, the junction of new wall or brick wall and RCC surface to be plastered after lacing wire mesh 6" wide on either side.
Plastering :
- Internal : Double coat cement plaster with smooth finish.
- External : Double coat sand faced cement plastering.
Doors:
- Toilet Doors: 1.5" thk Flush Door finished in LAMINATE on both sides with fixed louvers of size 1.5" x I' in a cut out of size l' x 1'6". It should be provided with a SS mortise lock .It should have a 2" wide teak wood beading on all four sides .AlI the door textures to be of E.G., Godrej, Everite. The door frame to be of solid wood section to match the laminate, of size 4.5" x 3".
- Full solid Fire rated Door with frame (tor staircase and tire exit doors)
Internal, Framing-143mm x 57mm x 1.6mm and thickness 16swg minimum
Galvanized steel frame pressed to form double rebate profile.
- Door shutter -Constructed from 1.25mm thick galvanized steel sheet press formed to provide 46111mthick fully flush, double skin door shell with Jock Seam joints at stile Edges. Internal reinforcements to be provided at top and bottom and stile edges tor Fire rating.
Fanish frames shutters to be prime red in stewing grade epoxy zinc phosphate primer and finished in aliphatic grade UV resistant polyurethane Paint of approved shade.
Hardware All hardware like, pull handle, panic bar, door hinges, dead locks, flush bolts shall be fire rated of Mls. Dorma make or equivalent Mls. Sevax makes nylon expansion shields, counter sunk screws (second fix), 380mm dais and 6mm thick clear glass vision panel.

- Window frames & shutters Made of Powder coated aluminum Sections Jindal make with 5mm clear glass or Reflective Glass as per design Modi/Saint Goblin make.

Common Areas :
- Common Corridors and Lobby's - pre-polished first class vitrified tile flooring of
approved size (2'-0" x 2'-0"), laid to pattern & design, with paper thinjoin4 set in 20
mm thick cement mortar 1:4, suitably roughened cement slurry and pointing of
joints with epoxy based joint filler to match the color of tiles. Make: Naveen diamond
TileslNitcolMarbonatefUro/Sparteck/Rak Equalent (or) 20nun thick Granite flooring lay
on a bed of CM 1:4, 25mm thick average, including finishing joints with joint filler and
matching color pigment neatly.
- Toilet Flooring - pre-polished first class ceramic tile flooring in toilets of approved
size and color laid to pattern & design, with paper thin joint, set in 20 mm thick
cement mortar 1:4, suitably roughened cement slurry and pointing of joints with

- Drive Ways - Interlocking/Pavement/Pivot set in 20 mm thick cement mortar 1:4,

to match the color of tiles.
- Vehicle Parking Area - Plain cement concrete 1:3:6 flooring with 20 mm aggregate
including placing, compaction, curing, etc. complete. Thickness varying from 2" to 5" so as to obtain uniform level. Finished with machine trowel
Plumbing :
- Water Supply Lines -Providing & fixing Apollo, Zenith, or equiv... Fresh water GI
pipes of class 'B' cut to necessary size threaded, joined with necessity GI specials
like elbow's tees, reducer, etc with necessary chasing in masonry wherever required & redoing the same in 1:6cm rough finish.
- Drain Outlets - Supplying, fixing and testing PVC SOi4 waste and vent pipes
(SWR) confirming to ISl 3592 : 1990, type 'B' with rubber ring (confirming to IS
5382) joint inclusive of all necessary specials like bends, tees, offsets, door bends,

Common Areas
- Interior Walls and Ceiling - To prepare & finish 3 coats of acrylic emulsion paint of approved quality & shade by sand papering the surface, applying one coat of primer prepare the surface with two coats of full putty, (Birla/Altek or Equivalent make) sand papering again, repeating a coat of primer, applying one coat of plastic emulsion paint (AsianiDulux/Nerolac or Equalent make) touching up with putty & applying two final roller coats of plastic emulsion paint.
- Exterior Walls - Cement Based Paint tor an external walls of Asian/Snow CERN/Burger ICI make.
- Parking Areas- OBD paint for ceiling and walls
FALCE CEILING :
- Common Area lift Lobby's - POP board ceiling, fabricate and install 12mm thk.
POP board false ceiling with appropriate reinforcement with suitable G.I. channel
frame supports incl. soffits, light fixture box, cutting, remaking & finishing with
taped joints and joint compound as recommended by the manufacturer.
Railing :
- Lift Lobby cutout area - Hand Rail. Made of 2" dia SS pipes on top with 1.5" dia
Balusters screwed on to floor with 3" deep anchor bolts as hand rails, fixed on to the walls at a height 3'0" from FFL as per design.
- Internal and External staircase - Hand Rail. Made of 2" dia MS pipes on top with 1 .5" dia Balusters screwed on to floor with 3" deep anchor bolts as hand rails, tixed on to the walls at a height 3'0" from FFL as per design.
Front Elevation:
- Granite cladding with Pertorated rolling shutter in Ground t100r and 12mm clear glass facial as show window in first floor and other floors combination of Structural Glazing and ACP paneling as per design.
Lifts :
- Two specially designed lift of 10 Passengers each with SS car as per specifications attached.
Electrical :
- All Concealed Copper wiring in PVC conduits as per ISI standards with ELCB's tor 100% safety (Finolex/RPG/Finecab/Classicab or Equlvanet)
- 3Phase supply for each unit and individual meter boards. Miniature Circuit Breakers (MCB) & ELCB of MDS I Merlin Gering All electrical fittings of Anchor RomaJ MKnoyama or equivalent make.
Communication :
- Making Provision for Telephone point in Each Portion.
- Distribution system for Telephones intercom Provision. A provision tor in house
dialing and with security room.

- Fee Payable to the concerned authorities and expenditure relating to Supply and Installation of an Electric Transformer and related works.
- Generator: Supply and installation of generator and related works tor 1OO1oback-up power for Common area Lighting, Lifts and Bore well pumps.
Water supply and drainage sewerage work :
- Fee Payable to the consumed authorities and expenditure relating to Connection Charges and Laying of Water and drainage line and related works.

The following items can be provided on the basis of 100% extra cost to be borne by the parties tor there respective partitions.
